Q: How do your sub-metering systems work?

How do your sub-metering systems work? 

A PowerStream Energy Services sub-meter is installed for each unit in your property and measures the commodity (i.e., electricity, water, HVAC, gas) on an individual use. There is a central data collector within the building which collects the metered data from all the individual meters and transmits to our head-end system through PowerStream Energy Services’ cellular network.

Q: Where are sub-meters installed?

Where are sub-meters installed? 

The electric sub-meters are often installed in electric closets located on several different floors; in the basement of the building; or, in the case of garden-style housing, in a main utility closet. In other cases, the most practical location for the meters may be near the disconnect switch or circuit breaker panel. Water meters are typically installed underneath the bathroom vanity, ceiling, or corridor ceiling. Gas meters are typically installed in the suite’s utility room, entrance closet, or corridor ceiling/closet. HVAC meters are typically installed within the fan coil or heat pump inside the suite.

PowerStream Energy Services works with all vested parties (developers, designers, electrical/mechanical engineers and trades) to configure the design of the installation to be as inconspicuous as possible to the tenants.

How are properties that are not sub-metered charge for electricity?

Generally speaking, there are two options if sub-meters are not installed in a property:

Direct-metered

Tenants are individually metered and billed directly by the utility at a residential rate. Building owners or condo boards are billed for all common area usage like hallways, elevators, gyms, etc. 

Master-metered

Utilities are supplied to a building through a single (or small number of) metering points. The building receives one bill from the local utility and bills residents based on a formula such as total square footage or number of shares owned. 

This method isn’t based on consumption, and so there is little incentive to conserve energy.  Tenants are not billed on their usage, rather an average, so billing is not accurate.
